March closing prices include some contracts signed in November, so there is a significant lag to this data.

A few comments on the Seasonal Pattern for House Prices

Two key points: 1) There is a clear seasonal pattern for house prices. 2) The surge in distressed sales during the housing bust distorted the seasonal pattern. This was because distressed sales (at lower price points) happened at a steady rate all year, while regular sales followed the normal seasonal pattern. This made for larger swings in the seasonal factor during the housing bust.

S&P Case-Shiller Home Price Index: New All-Time High in March

Home prices continued to trend upwards in March as the benchmark 20-city index rose for a thirteenth consecutive month to a new all-time high. The S&P Case-Shiller Home Price Index revealed seasonally adjusted home prices for the 20-city index saw a 0.3% increase month-over-month (MoM) and a 7.4% increase year-over-year (YoY). After adjusting for inflation, the MoM was reduced to -0.1% and the YoY was reduced to 1.4%.
