Altos reports that active single-family inventory was up 1.0% week-over-week. Inventory is now up 49.7% from the February seasonal bottom. In fact, it’s good enough to put it in the top 10% of one year returns going all the way back to 1926. The stock market is on a heater. Here’s one way to look at how wonderful things have been of late: I calculated the annualized returns over various time frames going way way back.

Then we get a strong employment report in September and investors are panicked that the Fed is too loose. In May the 10 year interest rate was as high as 4.75%. By September it was as low as 3.6%.
